Position Title: Utility & Energy Due Diligence Program Manager

Overview
Amazon Worldwide Operations is expanding its logistics network through the development of new fulfillment centers, sort centers, and delivery stations across multiple markets. The Global Energy Transition team is responsible for ensuring each site has the utility infrastructure and power required to support successful launch and operation.
We are seeking a Utility & Energy Due Diligence Program Manager to support a large portfolio of concurrent site developments. This role will focus on utility due diligence, power delivery planning, easement analysis, and utility coordination. The ideal candidate is highly analytical, detail-oriented, and comfortable working directly with utilities, municipalities, title companies, surveyors, and internal stakeholders to remove infrastructure-related roadblocks and accelerate project timelines.
Key Responsibilities
* Conduct power and utility due diligence for new development sites, including load letter submissions, utility service evaluations, and capacity assessments.
* Research substation availability, feeder capacity, service territories, and utility infrastructure constraints.
* Compile findings into standardized due diligence packages to support site selection and development decisions.
* Review utility easements, rights-of-way, access agreements, and related property documents to identify potential risks, restrictions, or encumbrances.
* Coordinate with title companies, surveyors, legal teams, and external consultants to resolve easement and access-related issues.
* Maintain and manage portfolio-level easement trackers, documentation, and reporting tools.
* Serve as the day-to-day technical liaison with utility providers, account managers, right-of-way teams, municipal agencies, and permitting authorities.
* Coordinate pre-application meetings, utility site visits, and ongoing utility engagement activities.
* Track project milestones, utility commitments, timelines, and critical path activities across multiple active projects.
* Develop and maintain reporting templates, dashboards, checklists, and process documentation that improve project visibility and reduce cycle times.
* Support senior Program Managers by driving technical analysis, documentation, and execution activities across the portfolio.
Required Qualifications
* Bachelor's degree in Engineering, Construction Management, Real Estate, Energy Management, Urban Planning, or a related field, or equivalent practical experience.
* Experience supporting utility infrastructure, energy delivery, site development, real estate development, construction, or capital projects.
* Understanding of electric utility systems, service delivery processes, utility applications, and infrastructure planning.
* Experience reviewing easements, rights-of-way, title documentation, property records, or land-use agreements.
* Strong analytical and organizational skills with the ability to manage multiple projects simultaneously.
* Experience coordinating with external stakeholders including utilities, municipalities, consultants, surveyors, and legal teams.
* Advanced proficiency with Microsoft Excel and project tracking/reporting tools.
* Excellent communication skills with the ability to engage both technical and non-technical stakeholders.
Preferred Qualifications
* Experience supporting large-scale industrial, logistics, distribution, manufacturing, data center, or infrastructure development projects.
* Knowledge of utility interconnection processes, power delivery planning, and site entitlement activities.
* Familiarity with utility account management, service applications, and municipal approval processes.
* Experience building project controls, reporting frameworks, and portfolio management tools.
* Background working with commercial real estate, utility consulting, engineering firms, energy developers, or organizations such as CBRE, JLL, Cushman & Wakefield, or similar service providers.
Success in This Role
This individual will serve as the analytical and execution-focused partner to senior Program Managers, owning the detailed utility and easement workstreams that enable new sites to move from development to operation. Success will be measured by the ability to identify utility risks early, maintain accurate portfolio tracking, streamline due diligence processes, and accelerate project delivery timelines across a rapidly growing network.
